Question 1

What does RoomSet actually do?

You upload a photograph of an empty commercial space and RoomSet returns the same photograph with furniture, plants and finishes added. It is your room, your windows, your columns and your ceiling height, furnished. It is not a new room and not a floorplan visualisation, so what a tenant sees is the space they will actually walk into.

How much does it cost?

Accepted Answer

Essential is £129.99 a month for 50 stagings. Professional is £199.99 a month for 100 stagings at our maximum 4K output, plus multiple variations and priority support. Annual billing takes 20 per cent off both, which is two months free. There is also a bespoke Agency plan for a whole team, quoted per firm - email hello@roomset.co.uk.

Question 3

Can I try it before I pay?

Accepted Answer

Yes. Every new account gets one free staging so you can judge the quality on one of your own photographs rather than on our examples. No card is needed to use it. When it is spent you choose Essential or Professional to carry on.

Question 4

How long does one image take?

Accepted Answer

Usually under a minute from pressing Generate to a downloadable image. A 4K render, a set of variations, or a matched multi-angle set takes longer because each image is generated in turn. You stay on the page and watch the progress rather than waiting for an email.

Question 5

Do I need any design or CGI experience?

Accepted Answer

No. You pick the space type and an interior style, then press Generate. Everything else - desk layout and count, spacing, aisle widths, lighting - is handled by the render rules. Meeting rooms and boardrooms also take a seat count. There is a built-in tutorial on the staging page, and nothing to install.

Will it work on a photo taken on my phone?

Accepted Answer

Yes, and most of our photographs are phone photographs. It wants a reasonably bright, reasonably wide shot with a good amount of the floor visible. A very dark, heavily blurred, or tightly cropped photograph will be rejected before it costs you a credit, with a note telling you what to reshoot.

Does it work on a room that already has furniture in it?

Accepted Answer

The main staging tool is for empty space, and it will politely refuse a room that is already fitted out. A few loose chairs or some boxes on a big empty floor are fine. For a room that is genuinely furnished, use Edit a Space instead: that tool declutters, restyles or refreshes what is already there while keeping the room intact.

Am I allowed to put these images on a listing?

Accepted Answer

Virtually staged images are widely used in property marketing, and our terms require that you label them clearly as virtual staging or a computer-generated visualisation, do not present them as a photograph of the property as it stands, and do not use them to hide a defect or misrepresent size, layout or condition. You remain responsible for how you present a property, so follow your firm's compliance guidance and the rules of whichever portal you publish on.

Question 9

Who owns the images?

Accepted Answer

You do, as far as we are able to grant it, and you can use them commercially on listings, particulars, brochures, websites and marketing. We do not use your uploads or your renders to train our own models, and we do not publish them without asking you first. Section 8 of our terms also notes honestly that copyright in AI-generated images is still an unsettled area, so we cannot promise anyone can claim full copyright in a purely machine-generated image.

Question 10

What happens to my client's photographs?

Accepted Answer

The photograph you upload is processed in memory and is not stored on our servers. It is sent to our AI providers to produce your render and is not kept by us afterwards. The finished render is stored privately against your account under History so you can return to it, and only you can see it. You can delete any render at any time.

Question 11

What if the render comes out wrong?

Accepted Answer

Generate again. Output varies between runs, so a second attempt with a slightly different style or note usually fixes an odd layout. Each attempt uses a credit, but if a generation fails for a technical reason the credit is returned to your balance automatically. If something is going wrong repeatedly, email hello@roomset.co.uk with the image and we will look at it.

Question 12

I have several photos of the same room. Will the furniture match across them?

Accepted Answer

Yes, that is what the matched set is for. Upload your widest shot first - it sets the layout and costs one credit - then add up to four more angles of the same room and the furniture is carried across them. Each extra angle costs two credits, because it is generated twice over: once to stage your photo and once more to match the furniture to the set. Matching is good but not perfect: two shots taken from diagonally opposite corners are the hardest case, because foreground and background swap over, so prefer angles that share some of the same view.

Does it change the building itself?

Accepted Answer

No. Windows, doors, columns, arches, beams and ceiling height are preserved as photographed, and columns are not allowed to be widened or slimmed. Floors and walls stay as they are unless you specifically ask for new flooring, a wall colour or a ceiling treatment. RoomSet adds furniture to a real photograph, it does not redesign the architecture.

Question 14

Can I cancel whenever I want?

Accepted Answer

Yes. Cancel from your account at any time. There is no minimum term on Essential or Professional. Cancelling stops the next renewal, and you keep access and your remaining credits until the end of the period you have already paid for.

Question 15

Which spaces and styles does it cover?

Accepted Answer

Seven space types: open plan office, private office, meeting room, boardroom, reception or lobby, co-working space and breakout area. Seven interior styles: Modern Corporate, Minimalist, Industrial, Scandinavian, Biophilic, Collaborative and Boutique Studio. On top of that you can add one optional tenant register, either by location (Mayfair, Shoreditch, South Kensington, Baker Street) or by industry (Bank, Trading Floor, Law, Media, Tech).

Do I need to install anything?

Accepted Answer

No. RoomSet runs in the browser on desktop, tablet and phone. Sign in, upload, generate, download.

Question 17

Which file types can I upload, and how big?

Accepted Answer

JPEG, PNG and WebP, up to roughly 12MB per photograph. HEIC files straight off an iPhone are not accepted, so either set your camera to Most Compatible or export the shot as a JPEG first. Anything larger than the cap is rejected with a clear message rather than failing silently.

Can I stage a whole batch of photos at once?

Accepted Answer

Yes. The Bulk stage page takes a folder of photographs and runs them through with one space type and style applied to all of them. It is the right tool for a set of similar rooms across a building. Each image still costs one credit.

Question 19

Can my whole team share one login?

Accepted Answer

No. An account is for one person, and sharing it beyond what your plan allows is against our terms. If you need several people staging, ask about the Agency plan at hello@roomset.co.uk, which is built for multi-agent access.

Question 20

Can RoomSet build my property brochure too?

Accepted Answer

Yes. Particulars is our brochure builder, included on Essential and Professional at no extra cost. Pick from your staged renders, fill in the property facts, then choose one of eight templates, each drawn in your own agency colour and your own logo. The descriptive copy is AI-drafted from your facts and fully editable before you export the finished PDF.

Question 21

How does it know where the furniture can go?

Accepted Answer

Before anything is generated, a vision model reads the photograph: floor area, columns, door swings, window positions and the room's own grid. The render then has to align every desk and cabinet square to that grid, keep at least 1.2 metres of clear space behind chairs, and leave a walkway through the room. The desk count itself is chosen to suit the floor - comfortably occupied rather than crammed.

Can I set how many people the space is laid out for?

Accepted Answer

For meeting rooms and boardrooms, yes - you set the seat count from 2 to 50. For open plan and co-working floors we do it for you: the layout is sized to the floor the way a workplace designer would plan it, and the workstation count is reported under the finished render, so you can quote a number that is true of the image. If you need a particular number, mention it in the notes and we will aim for it.

Can I change the walls, floor and lighting as well as the furniture?

Accepted Answer

Yes, under Advanced styling: wall colour, flooring, furniture tone, ceiling treatment, the main light fittings, and one optional feature-lighting zone. Every one of them defaults to keeping the original, so nothing changes unless you ask. Bear in mind that a changed floor or wall colour shows a proposed refurbishment rather than the space as it stands, which matters for how you label the image.

Why is every render bright, even from a dark photo?

Accepted Answer

By design. Every render is lit as a letting photograph: bright, evenly lit front to back, with no gloomy rear third. Highlights still keep their detail and the light still comes from the room's own windows and fittings, so it should not look flashed or artificially lifted.

Question 25

Can I get more than one layout from a single photo?

Accepted Answer

Yes. Choose up to four variations and you get that many different takes on the same photograph, each costing one credit. Variations are skipped when you are generating a matched multi-angle set, because the point there is consistency rather than choice.

Why did the same photo and the same settings give me a different result?

Accepted Answer

The model is generative, so runs differ. That is useful when you want options and frustrating when you liked the last one, which is why every render is saved to your History rather than being thrown away. If you want small changes to a render you already like, use the AI edit on it instead of regenerating from scratch.

Question 27

Can I tweak a render after it is generated?

Accepted Answer

Two ways. The AI edit takes a written instruction, for example changing a wall colour or removing an item, and costs one credit. The built-in photo editor does crop, exposure, filters and similar by hand, and is free and unlimited.

What resolution do I get?

Accepted Answer

Essential renders at HD (3K). Professional renders at 4K, which is our highest quality and the right choice if images are going into print particulars or on a large screen. Both are plenty for a portal listing.

Will there be brand names or text in the image?

Accepted Answer

No. Screens render as switched off rather than glowing, whiteboards are blank, and hardware carries no manufacturer badge. Text and signage are deliberately excluded, because unreadable AI lettering is the fastest way to make an image look fake.

What counts as a credit?

Accepted Answer

One generated image is one credit. That includes each variation, each angle of a matched set, and each AI edit. Using the manual photo editor is free and uses nothing.

Do unused credits roll over?

Accepted Answer

No. Your allowance resets at the start of each billing period and unused credits do not carry forward.

How does annual billing work?

Accepted Answer

Annual is 20 per cent off, which works out at two months free, charged once a year. The whole year's credits are granted up front rather than dripped monthly, so 600 stagings on Essential or 1,200 on Professional are available from day one and you can use them at whatever pace suits your pipeline.

What if a generation fails halfway through?

The credit is returned to your balance automatically. If you have been charged for something you did not get, email hello@roomset.co.uk and we will put it right.

How do I change or cancel my plan?

From your account page, which opens the billing portal where you can switch between Essential and Professional or cancel. If you would rather we did it, email hello@roomset.co.uk.

Question 35

Is VAT included, and can I get an invoice?

Accepted Answer

Prices are in pounds sterling. If we become VAT registered, prices will be stated accordingly and you will see it on your invoice. Payments run through Stripe, which issues a receipt for every charge, and Agency accounts can be invoiced separately.

How should I label a virtually staged image?

Accepted Answer

A short, visible caption such as "virtually staged" or "computer-generated visualisation" on or beside the image is the usual approach, and our terms require you to make it clear. Do not rely on the caption of one image to cover a whole gallery. Your firm's compliance policy and your professional body's guidance should be your reference for exact wording.

Question 37

Could a tenant say they were misled by a staged image?

Accepted Answer

That risk is why disclosure matters, and why our terms are explicit about it. Consumer protection law and material-information guidance for agents both turn on not misleading a prospective buyer or tenant, and the agent publishing the marketing is the one responsible for it. Keep the image honest about size, layout and condition, label it clearly, and take advice from your own compliance team or solicitor if you are unsure.

Do the portals allow virtually staged images?

Accepted Answer

Portals and professional bodies set their own rules on CGI and virtual staging, and those rules change. Check the current requirements of whichever portal you publish on before you upload, rather than assuming ours are the same as theirs.

Can I use the images in brochures, print and social media?

Accepted Answer

Yes. Commercial use across listings, particulars, brochures, websites and marketing is exactly what the licence is for, subject to the disclosure obligations in section 9 of our terms.

Question 40

Do I need the landlord's permission to upload their photograph?

Accepted Answer

You confirm when you upload that you have the right to use and edit that photograph. If a third-party photographer took it, check what your licence allows. Do not upload images containing identifiable people without their consent.

Question 41

Will my render be unique to me?

Accepted Answer

We cannot guarantee it. The model can produce similar results for other users starting from similar inputs, and we say so plainly in our terms. In practice your source photograph is unique to your building, so your render is too.

Question 42

Who is the data controller, and is this UK GDPR compliant?

Accepted Answer

RoomSet Ltd (company number 17364274), registered in England and Wales, is the controller. Our privacy policy sets out what we collect, why, our legal bases, and your rights under UK GDPR and the Data Protection Act 2018. Email hello@roomset.co.uk with any request and we will respond within a month.

Question 43

Who else sees the data?

Accepted Answer

A short list of suppliers, each getting only what it needs: Clerk for sign-in, Stripe for payments, Vercel for hosting and render storage, Neon for the database, fal.ai and Google for image generation, and Anthropic for the room analysis and this assistant. Several are US-based, so data is transferred outside the UK under the relevant transfer safeguards. The full table is in our privacy policy.

Do you train your models on my images?

Accepted Answer

No. We do not use your uploaded photographs or your renders to train our own AI models, and we do not use them publicly without asking you first.

Question 45

Can anyone else see my renders?

Accepted Answer

No. Every request for a render is checked against your signed-in account, so your History is visible only to you. Renders are kept until you delete them or close your account, and you can delete any of them yourself at any time.

Question 46

Do you use tracking cookies or analytics?

Accepted Answer

No tracking cookies, and no advertising or profiling - which is why you do not get a consent banner. We count page visits with a cookieless, anonymous service that stores nothing in your browser and cannot follow you across sites. The only cookies are the ones that keep you signed in, process a payment, and remember that you have seen the tutorial.

Question 47

It says my space "already looks furnished". What now?

Accepted Answer

The staging tool is for empty rooms, so a fitted-out space is turned away before it costs you a credit. Either upload a photograph of the space stripped out, or use Edit a Space, which is the tool for restyling, decluttering or refreshing a room that already has furniture in it.

It says my photo is too dark, blurred or tightly cropped.

Accepted Answer

Reshoot with the lights on and the blinds open, stand back into a corner so you capture more of the floor, and hold still. A wide shot showing two walls and plenty of floor gives the model the geometry it needs, and gives you a far better render.

Question 49

It says my image is too large.

Accepted Answer

The cap is roughly 12MB per photograph. Export at a smaller size or a slightly lower JPEG quality. A 2,000 to 3,000 pixel wide JPEG is more than enough detail for staging, and it uploads much faster.

Question 50

The desks look wrong or the layout is odd.

Accepted Answer

Regenerate first, since results vary between runs. If it keeps happening, try a wider photograph, or use the notes box to describe what you want changed. Renders are also honest about spacing on purpose, so a smaller number of well-spaced desks is often the model refusing to cram the floor rather than a fault.

Question 51

My multi-angle set does not match well.

Accepted Answer

Make your widest, most complete view the first photo, since that one sets the layout everything else follows. Avoid pairing two shots taken from diagonally opposite corners: foreground and background swap over and equally spaced desks read as if nothing moved. Angles that overlap and share some of the same wall match best.

Question 52

Nothing happened, or the page seemed to hang.

Accepted Answer

Large 4K renders and multi-angle sets take longer, so give it a little time before reloading. If a run genuinely failed, the credit comes back to your balance automatically. If it happens twice, email hello@roomset.co.uk with the time and the photo and we will check the logs.
