Terms and Conditions
The terms on which we provide the RoomSet service.

These terms form a contract between you and us when you use RoomSet at www.roomset.co.uk (the “Service”). By creating an account you agree to them. Please read section 9 (virtual staging must be disclosed) and section 13 (liability) particularly carefully.
1. Who we are
The Service is operated by RoomSet Ltd (company number 17364274), registered in England and Wales at 20 Laurel Way, London, England. Contact us at hello@roomset.co.uk.
2. What the Service does
RoomSet uses artificial intelligence to produce photorealistic images of commercial property interiors. You upload a photograph of a space, choose how it should be presented, and we generate a furnished or enhanced version of that image. You can also edit images you have generated, both with AI and with the built-in photo editor.
3. Your account
- You must be 18 or over and provide accurate information.
- You are responsible for your login credentials and for activity under your account.
- The Service is intended for business use, by property professionals and their clients.
- Do not share one account across a team beyond what your plan allows; tell us if you need multiple seats.
4. Plans, credits and pricing
Each image generation costs one credit. This includes AI edits. Using the manual photo editor (crop, exposure, filters and similar) is free and does not use credits.
- New accounts receive one free credit so you can assess quality before subscribing.
- Essential — £89.99 per month for 50 stagings per month.
- Professional — £149.99 per month for 100 stagings per month, at our maximum output resolution.
- Agency — bespoke pricing, agreed separately in writing.
Prices are in pounds sterling. Your credit allowance resets at the start of each billing period; unused credits do not roll over. If a generation fails for a technical reason, the credit is returned to your balance automatically.
We may change our prices. If you are on a subscription we will give you at least 30 days’ notice by email before a change affects you, and you may cancel before it takes effect.
5. Payment
Subscriptions are billed monthly in advance through Stripe and renew automatically until cancelled. If a payment fails we may suspend access until it is resolved. You are responsible for any taxes that apply to you. If we become VAT registered, prices will be stated accordingly.
6. Cancellation and refunds
You can cancel at any time from your account. Cancellation stops the next renewal and you keep access, and your remaining credits for that period, until the end of the period you have paid for. We do not generally refund part-months.
If the Service does not work as described, or something goes wrong at our end, contact us and we will put it right — including refunding you where that is fair. Nothing here removes your statutory rights if you are a consumer rather than a business.
7. Your images and content
You keep ownership of the photographs you upload. You grant us a limited licence to process them purely to provide the Service to you — generating your images, and storing the results against your account. We do not use your uploads or your results to train our own AI models, and we do not use them publicly without asking you first.
You confirm that you have the right to upload each photograph and to have it edited. Do not upload images you do not own or have permission to use, images containing identifiable people without their consent, or anything unlawful.
8. Who owns the results
You own the images the Service generates for you, as far as we are able to grant that, and you may use them commercially — property listings, brochures, particulars, websites and marketing — subject to these terms.
Be aware that the legal position on copyright in AI-generated images is still developing in the UK and elsewhere, and it may not be possible for anyone to claim full copyright in a purely machine-generated image. We also cannot guarantee that a generated image is unique; the model may produce similar results for other users from similar inputs.
9. Virtual staging must be disclosed
You therefore agree that, when you publish an image generated by the Service, you will:
- make clear that the image is a virtual staging or computer-generated visualisation, for example by labelling it “virtually staged”;
- not present it as a photograph of the property as it actually stands;
- not use it to conceal a defect or to misrepresent the size, layout, condition or features of a space.
Structural features in your original photograph — windows, doors, columns and the like — are preserved by the Service, but you are responsible for checking each image before you publish it, and for complying with any rules that apply to you, including those of any professional body or portal you use.
10. Acceptable use
You must not:
- use the Service unlawfully, or to produce misleading, offensive or infringing material;
- attempt to bypass credit limits, rate limits, security controls or payment;
- resell or white-label the Service without our written agreement (talk to us about Agency terms);
- use automated means to access the Service at scale beyond normal use of your plan;
- attempt to reverse engineer or extract our prompts, models or underlying systems.
We may suspend or close an account that breaches this section.
11. The nature of AI output
The Service is automated and its output varies. We do not warrant that any particular image will be accurate, free of artefacts, or fit for a specific purpose, and results for the same inputs may differ between runs. Furnishings shown are illustrative and are not an offer, specification or representation that any item will be provided. Always review an image before using it.
12. Availability
We aim to keep the Service available but do not guarantee uninterrupted access. We rely on third-party providers, and may need to carry out maintenance or change features. We will try to give notice of anything significant.
13. Our liability
Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be limited.
Subject to that, and because the Service is supplied for business use: we are not liable for loss of profit, loss of business, loss of contracts or opportunity, loss of goodwill, or any indirect or consequential loss; and our total liability to you in connection with the Service in any 12-month period is limited to the amount you paid us in the 12 months before the claim arose.
In particular, we are not liable for how you use a generated image, including any claim arising because an image was published without being disclosed as virtual staging (see section 9). You agree to indemnify us against claims arising from your breach of these terms or your use of generated images.
If you are a consumer, your statutory rights are not affected.
14. Suspension and termination
You may stop using the Service and close your account at any time. We may suspend or end your access if you materially breach these terms, if payment fails, or if we are required to by law. If we withdraw the Service entirely, we will give reasonable notice and refund any period you have paid for but cannot use.
On closure, your stored renders may be deleted. Download anything you want to keep before closing your account.
15. Changes to these terms
We may update these terms. The date at the top of this page shows the current version. If a change materially affects your rights we will tell you by email, and continuing to use the Service after that means you accept the change.
16. Privacy
How we handle personal data is set out in our Privacy Policy, which forms part of these terms.
17. General
- These terms are the whole agreement between us about the Service.
- If any part is found unenforceable, the rest continues to apply.
- Not enforcing a term straight away does not mean we have given it up.
- You may not transfer your rights under these terms without our consent.
- No third party may enforce these terms under the Contracts (Rights of Third Parties) Act 1999.
18. Governing law
These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction, except that if you are a consumer resident elsewhere in the UK you may bring proceedings in your own jurisdiction.
